Property management steps out of sales shadow

Property management has always been the steady engine of real estate. Sales rise and fall with the market, but the rent is due every week, the smoke alarms need checking every year and the lift in a 200-lot building still has to work on a Sunday.
That steadiness is why the Property Management & Strata map is one of the largest on the Proptech Map with 59 companies, and it’s why it attracts some of the sector's most ambitious builders.
The demand for technology-driven efficiencies is not going anywhere.
According to the ABS 2021 Census, 30.6% of occupied Australian homes are rented. The UNSW City Futures Research Centre's 2024 Strata Insights report counts more than 3.17 million strata lots across the country. It estimates 15% of Australians live in strata buildings. SQM Research reports the national vacancy rate held at 1.3% in August, with the national combined advertised rent at $701.53 a week, 7.3% higher than a year earlier.
Investor settings are shifting, too. From 1 July 2027, negative gearing against wages will only apply to new builds with properties bought before budget night on 12 May grandfathered.
Some landlords will sell and others will sit tight, but every rental that remains still needs to be let, maintained, inspected and accounted for. That is the work this map exists to make easier.
Six ways our community is lightening the load
Group the 59 companies by what they actually do, and six clear plays emerge.
Running the rent roll: These are the systems property managers live in all day. PropertyMe, MRI Property Tree, Kolmeo, Ailo, Reapit and REI Master handle leasing, trust accounting, owner statements and tenant communication, each with its own view of how an agency should work.
The pace of change is quick. In August, PropertyMe released Jobs and Quotes Automation, which it describes as one of the most requested updates from its community, and in September Kolmeo announced an integration with FLK It Over that returns signed leases automatically to the right tenancy record. Ailo says it replaces legacy tech stacks with one platform, while newer entrants Aptly and Flussos position themselves as workflow and AI orchestration layers across an agency’s existing tools.
Inspections and compliance. This is where property managers carry the most legal risk. Inspect Live, InspectEasy, MRI Inspection Manager and myInspections turn a walk-through into a photo-rich digital report. Inspectsy says its AI-assisted inspections reduce human error, liability and staff workload, and InspectingSmart gives self-managing landlords the same tools. Detector Inspector takes smoke alarm, electrical, gas, blind and water-efficiency checks off agencies’ hands entirely.
Maintenance and trades. Tenants and owners judge a property manager on how quickly things get fixed. Tapi, Bricks and Agent, Realtime Bookings, Workspo and MRI Maintenance Plus connect the request, the quote, the tradie and the invoice, so nobody is chasing updates by phone. Proptech Labs adds Key Automate for tracking the physical keys that still make or break an inspection day.
Renters and self-managing landlords. Snug and Renti streamline rental applications, Leesy focuses on the renter experience, and RentBetter and RealRenta let investors manage their own property online. Roomly says its AI responds to enquiries automatically for agents and property managers, one of several signs that first-response work is moving to software.
Strata and building communities. MRI describes Strata Master as a comprehensive strata management solution, while smata, Stratafy and Uxtrata offer cloud-first alternatives and StrataVote runs legislatively compliant meetings with online voting. BuildingLink, Erin Living, WE Wumbo and Keyvision give residents one place for maintenance requests, bookings and building news.
Commercial and short stay. Yardi, Re-Leased and MRI’s commercial suite manage leases, tenancy schedules and reporting for landlords and asset owners. At the faster end, Little Hotelier, RMS, GuestPoint, Key Ninja and Roomerang keep bookings, cleaning and key handovers moving for holiday and short-stay operators.
Two things stand out across the category. First, AI is arriving to handle the routine work: inspections, enquiries, quotes and lease paperwork, which is where staff hours disappear. Second, the platform that runs an agency’s day-to-day tasks will increasingly shape the value of the rent roll itself. For founders, integration is the product. For principals, the tech stack is now part of the asset.
Bottom line: Property management is not the second cousin to sales, and this map shows why. With millions of rented homes and strata lots to look after, the agencies that manage more properties with less friction will win the landlords, keep the tenants and hold their value when the market is quiet. The 59 companies in this category are building the tools to make that happen.
