There's a lot going on behind the scenes in residential real estate and proptech.

The opportunity is hiding in plain sight for real estate agents – the only thing that stands in their way is a few embedded assumptions about what consumers want and a very “old school’ view of the property features that drive attraction and perceptions of value.

Both can be rectified with an evidence-based lens – I mean, you don’t have to take my word for it. But you do need to stop “kicking it down the road” and building your strategy and timeline on hearsay … the opportunity to see property through a new lens and deliver more robust property services, experiences and insights is here right now. The market is there – the only thing missing is you. You’re seeing a market without you, the real estate professional, leading the narrative and linking the right property features to the cost-of-living benefits.

How did it become ok for vendors to know more about property than us, as property professionals? How has this become normalised as a process?

I’m not talking about a vendor sharing their passion for particular features in a property, I’m talking about being competent and confident to identify the features in a property that deliver comfort and ongoing affordability – to understand in simple terms how they work and to expertly showcase them in a property. This is what the new consumer wants from real estate agents and this what their proptech should (and can now) enable.

Proptech and the real estate sector will be key stakeholders and trusted guides as more transparency about energy efficiency features and new home energy ratings begin to flow into the marketplace.

In the meantime .. here’s a taste

1. Home Energy Ratings at Point of Sale or Rent

As you may have seen in recent media coverage, the States, Territories, and Commonwealth are working together to develop a national framework for Home Energy Ratings to be disclosed at the point of sale or rent.

2. Proptech and the Energy Efficiency Features Standard

The lack of visibility and consistent naming identified in the CSIRO/REA Group study is now being addressed by Proptech Australia through the launch of an Australian‑first Energy Efficiency Features (Data) Standard. Major property portals, data companies, and CRM providers have committed to adopting this new dataset.
